ARCHITECTURAL CONTROL

As homes in our subdivision age, the need for maintenance becomes increasingly necessary. The Sagefield Homeowners Association Board and the Architectural Control Committee (ACC) are here to guide homeowners on the best ways to handle these maintenance tasks. Every homeowner should have a copy of the Sagefield Subdivision Restrictions. If you need a copy, please click on your filing below.

The goal of a restricted subdivision is to maximize property values for Sagefield residents. This means homeowners must follow specific guidelines. These restrictions have been proven effective over time and address common issues found in non-restricted subdivisions.

Key Points to Remember:

  1. Approval Required: Any new construction, remodeling, maintenance work, fencing, or driveways must be approved by the Sagefield Subdivision ACC before starting. This ensures that all changes comply with the subdivision’s standards and maintain the overall aesthetic and value of the community.

    2. Submission Fee: Builders must pay a $50 fee when submitting plans to the ACC. This fee helps maintain ACC                                records  and covers miscellaneous costs associated with the review process.

3: Lien for Non-Compliance: If plans and specifications are not approved in writing before work begins, the ACC may                   place a lien on the property. This lien will remain until the property complies with the guidelines, ensuring that all                             homeowners adhere to the established standards.

4: Guidance and Support: The ACC is available to advise homeowners on the best practices for various maintenance tasks.           Whether it’s choosing the right materials or ensuring that work meets the subdivision’s standards, the ACC is here to help.

5: Access to Guidelines: Every homeowner should have a copy of the Sagefield Subdivision Restrictions. These guidelines             are essential for understanding what is allowed and what is not. If you need a copy, please click on  your filing below to                     access the guidelines.

Benefits of Compliance:

  •    Property Value: Adhering to the guidelines helps maintain and potentially increase property values within the             subdivision.

  •   Community Aesthetics: Consistent maintenance and improvements ensure that the community remains visually      appealing and cohesive.

  •   Problem Prevention: The restrictions address common issues that can arise in non-restricted subdivisions, such as    inconsistent building styles and poorly maintained properties.
